SETTING OUT

Accurate setting out is a fundamental starting point for construction works, as even a negligible degree of inaccuracy can prove to be very expensive and time consuming to correct.

 
Setting out can be described as a reverse process of a topographical survey, involving the extraction of data from a drawing to accurately mark out features on site. This is used to transfer architectural proposals from drawings onto the land itself. It establishes controlling dimensions and references from the architect’s plans on the land, that will determine the positioning of the construction (for example buildings, housing, earth works, pipelines, roads, steel frames, piling works). Additionally, it establishes correct extent, angle and level of the construction work. Based on physical markers set out by the setting out engineer, the construction team will be able to start their building work.

At A.R.M. Surveys, we have established a reputation for reliability and quality of work with regards to our setting out service. We have large number of long-standing clients who we provide setting out for. The expertise and knowledge of our team has become invaluable for our clients when complexities have arisen.


We use a variety of methods, which can be adapted to suit individual client’s needs and specification. We can set out from a variety of data formats from a simple list of co-ordinates to a CAD drawing from which we can extract co-ordinates. Setting out coordinates are calculated prior to going on site and transferred onto our Leica total stations. The calculations used in this process are completed by software which reduces the risk of human error and increases the efficiency. Architects and engineers drawings are checked and layered on top of each other as well as over the topographical survey to ensure that any discrepancies are easily detected prior to a site visit.


Our skilled surveyors and engineers will check that the architect’s data is adequate and clarify the required accuracies for the job. If such a survey is not available, we can carry this out too. 


All setting out is carried out with accuracy and efficiency using a combination of Leica robotic total stations and GPS equipment. Each set-out point is checked after installation. We also liaise carefully with site staff and clients to ensure the project is a success.


For setting out, we most often work on an hourly rate.
